Build your dream home on Costa del Sol – New villa project in Buena Vista, Mijas

This week, Jacob met up with our trusted developer, Pablo Morillas, to see how things are going with this exciting development project we sold to a Danish couple in the Buena Vista urbanisation in Mijas during Covid-19. Now, they are building their dream home.

Because as you may know, Spain can have some different rules, regulations, and procedures compared to your home country.
Is Buena Vista in Mijas a good area?
Yes! Buena Vista is a lovely, private, and quiet area with villas and townhouses. It is not as well-known as several other neighbourhoods on the Costa del Sol, but since we started making videos from the site, we have had a lot of people showing interest and buying plots and properties in the area.

Buena Vista is located above La Capellania in Benalmádena, just at the bottom of the east side of Mijas. It is just a five-minute drive from the beach in Carvajal and ten minutes from Fuengirola, where you have restaurants, bars, shops, the Miramar shopping centre, and all the necessary facilities. Moreover, it is less than 20 minutes from Málaga Airport. If you want to enjoy a nice meal, go for a stroll, and see some incredible views, you can also experience the authentic Andalusian atmosphere in the whitewashed town of Mijas Pueblo, which is just a 10-minute drive away.
Recommendation: If you enjoy nature and some exercise, pack a bag with water, beer, sandwiches and chocolate (or whatever you may need) and explore one of the many hiking trails in the Sierra de Mijas Mountains, as Jacob, Patrick and Daniel did. The view is like no other when you get to the top!
The area of Buena Vista is booming. Nearby, you will also find the Buena Vista Hills and Nature Collection by Higuerón Resort, which are other new developments being built. From just being a big plot of 683,25 square metres with a beautiful sea view and the Sierra de Mijas mountain range in the back in May 2021, we now have the basic concrete foundation. It makes easier to visualise the modern house that is being constructed – as well as which trees, we need to cut to get the best view.
By the time the project is completed, the house will be approximately 180 square metres, plus a basement of 165 square metres, a garage and a big pool. There will be big windows, two great terraces and a master bedroom with the most spectacular view over the bay of Fuengirola. Everything will be high quality and state-of-the-art! The owners will be able to control the entire house from an app on the phone, making it a perfect second residence.
What do you need to know about building a new home on Costa del Sol?
The journey of building a new property is something you need to prepare yourself for. But as we say, “new things come to those who wait”. It takes time to get a building license in Spain. How much, depends on the development project and the town hall in question. There are also specific rules and regulations for the permissible size of the house according to the size of the plot, which also variates depending on which zone you are building your property in.
In February 2022, Junta de Andalucía expanded on the Law to Promote the Sustainability of the Territory of Andalucía (LISTA), which came into force last year. This means that any detached house built in the countryside must be made on a plot of at least 2.5 hectares (equal to three football fields). The plot must be at least five hectares (seven football fields) in forested areas, where it is not expressly forbidden to build. Having someone by your side who is aware of new laws and regulations is essential. It can be a long and challenging process to develop and design your own property on Costa del Sol, but it is worth it when you can move into your dream home.

To build a house on Costa del Sol, you first need to get a license from the town hall in your city in order to get permission to build a property on a plot. This is easier said than done. In Marbella, Mijas, and Benalmádena, this process is heavy and can take one to one and a half years. In Benahavís and Estepona, however, it usually only takes 2-3 months to get a building license for a plot.
Avoid costly mistakes and feel safe by having a local partner by your side!
The Danish couple in Buena Vista bought both a plot and a project with Pablo. In this case, it is important to know that if you get your project approved by the town hall and then change some of the plans regarding how the property shall look, you will need to go back to the town hall to get the new building plans approved. No one said it would be easy to get your dream home. It can require patience, and it definitely requires the right local partner who can help you with the entire process.
