Why did we create Mojo Rentals?

Per Mønsted, one of the co-founders of Mojo Estates, explains that eight out of every ten clients that came through Mojo Estates wanted to make a business out of their holiday home. Before 2019, Mojo was not offering this service to our clients, but it became clear that the demand was high. We ended up listening to our customers, and we created Mojo Rentals to help our clients make money.

The New York-based financial newsleader, Bloomberg, recently established in a video with several experts (including Mr Mo and Mr Jo) that international people are now more than ever choosing to buy a residence on the Costa del Sol. Residential tourism has been booming since Covid-19 because of the possibilities of working remotely and because people are increasingly drawn to the fantastic lifestyle enabled on the Costa del Sol.

In addition, Málaga and Costa del Sol registered 10.3 million overnight stays in apartments, rural houses, campsites, and hotels in the summer months of 2022 (June, July, and August), according to Spain’s National Institute of Statistics. This is just 4% less than the record year of 2019!

The demand is there and so are the opportunities with many fantastic properties vacant for weeks or even months throughout the year. This is where holiday rentals come into the picture. How does Mojo Rentals work?

Cristina Palmero has been managing Mojo Rentals since the sister company was founded in 2019 as part of our full-scale real estate concept, House of Mojo. As part of her procedure, Cristina always begins a new potential collaboration by meeting with the homeowner to get to know the client, the financial goals, and the property better while thoroughly explaining how the concept works.

The next step is to visit and evaluate the property and see if anything can be improved in the house/apartment/villa to make a better rental business. This is where Mojo’s and Cristina’s experience and local market knowledge come in handy! If it is decided to make any home improvement, we have the Mojo team ready to help with any legal inquiries, refurbishment, interior design, and much more.

Mojo Rentals operates on more than 20 rental portals and manages about 50 properties based on a business model with quarterly evaluations of all properties. The purpose of this is to optimise the rental property, which can result in changes in the price, design, or marketing approach if the evaluations indicate that it could increase our clients’ profit. As a client, you will receive a settlement of your income and expenses (comission for Mojo, repairs, purchases if something breaks, etc.) and you will receive your profit each month.

What do you need to know when renting out your property on Costa del Sol?

To get your vacation rental business up and running, you will need a tourist license for your holiday home, and you will need to register every tenant at the police station within 24 hours after they check in. These measures are required to market your apartment, townhouse or villa on the big rental platforms such as Airbnb and Booking.com.
