Buying a property in Benalmádena: Get to know the housing market

Are you considering buying a property in Benalmádena? Then you have come to the right place!

Benalmádena is one of Mojo’s favourite areas on the Costa del Sol. It is a diverse housing market with something for every taste. Benalmádena is divided into three main urban areas: Benalmádena Costa, Benalmádena Pueblo and Arroyo de la Miel.

Casablanca in Benalmádena

Casablanca is located just below Benalmádena Pueblo. It is a highly sought-after area for buying properties because of the beautiful views and within walking distance of both beaches and the cosy restaurants and bars that Benalmádena Pueblo is renowned for. Casablanca also has the advantage that Torremuelle train station is near.

In the video with Jacob, you see a typical example of an Andalusian-style villa from 2006 with a private pool, terraces, a fireplace, big rooms, and of course, an excellent sea view. The property is 400 square metres built, 96 square metres of terraces and the entire plot is 1000 square metres.

Is Benalmádena a good place to live?

Mr Mo and Mr Jo have both bought a property in Benalmádena, so it is not only the magazine International Living that thinks Benalmádena is the best place to live in Spain.

One of the things that makes Benalmádena an interesting housing market and a great place to live is the location. On one side, you have Fuengirola, and on the other, Torremolinos. On the border to Fuengirola, you have La Capellania, El Higuerón in the valley La Morera, and Playa de Carvajal. On the border to Torremolinos, you have Arroyo de la Miel and the famous Puerto Deportivo de Benalmádena, which has won the award “Best Marina in the World” several times.

Just a 20-minute drive east of Benalmádena, you will find Málaga Airport. Benalmádena has a good infrastructure, so you can also easily take the train, which goes all the way from Fuengirola to Málaga. In addition, Benalmádena has beautiful beaches, a mountain range, a vibrant city centre, and a charming old traditional Spanish town.

There are many great restaurants in all price classes, endless exciting sightseeing activities and fun things to do as an individual, a couple or a family living in Benalmándea. You can try the cable cars that give you an incredible view of the coast, you can enjoy nature in Paloma Park, visit Selwo Marina, see the Butterfly Park, the Colomares Castle, or the tallest Stupa in Europe.

Average sales price spainBenalmadena’s active and booming housing market has proven to give an excellent return for those interested in buying a second home on the Costa del Sol.

Below is a chart showing price trends in Benalmádena for all residential properties from May 2014 to June 2022.

In June 2022, the highest asking price for buying a property in Benalmádena was in the area of La Capellanía/El Higuerón, where the average square metre price was 3.253 euro. The lowest price per square metre was in Arroyo de la Miel, where the price was 2.206 euro on average. Furthermore, the average price per square metre was 2.597 euro in Benalmádena Pueblo and 2.651 euro in Benalmádena Costa.
